Why Dallas Homeowners Choose Cover ADU

We provide independent Dallas Cover service for ADU repair, installation, and maintenance across the city, from Preston Hollow to Lake Highlands. Our crews work on Cover’s panelized framing and mechanical systems every week, which means we know exactly where these structures fail in North Texas clay soil and heat. Fielding ADU Dallas is not authorized by Cover and we don’t claim to be. What we offer is something more useful: tradespeople who can diagnose and fix a Cover unit without waiting weeks for a factory rep to fly in. Call (903) 342-8977 for a free estimate.

Cover builds a genuinely good prefab ADU. The S Panel System is well engineered, the mineral wool insulation is solid, and the factory tolerances are tighter than most site-built framing. But Dallas has its own way of testing buildings. Our expansive clay soil moves, our south-facing walls bake in summer sun, and our thunderstorms arrive with real force. A Cover ADU that performs flawlessly in California will show specific stress points here within a few seasons. We know which ones, because we’ve corrected them on enough jobs that the pattern is clear.

Reed Calloway, owner at Fielding ADU Dallas, learned construction at Los Angeles Trade-Technical College and spent years doing residential build-outs across Southern California before bringing that trade background to Dallas and expanding to Cover in Irving and surrounding areas. He built his first ADU over a decade ago and has stayed focused on that work exclusively. His crews have serviced Cover units from Oak Cliff to the edges of Lake Highlands, and they know the Dallas permit process the way most people know their commute.

Why Trust Fielding ADU Dallas for Your Cover ADU?

The bathroom inside a new ADU

Most general contractors in Dallas have never touched a Cover panel. They might be excellent framers, but when a steel panel connector loosens from thermal cycling or the factory weather barrier delaminates along a south elevation, they’re guessing. We aren’t. Our techs work on Cover S Panel Systems, Backyard Studios, and one- and two-bedroom Cover units regularly. We know the fastener patterns, the clip spacing, the panel tolerances, and the specific ways the factory build interacts with local conditions.

We’re an independently owned member of the Garrison Partners family, which has been building to The Garrison Standard since 2006. That standard is how we run every Cover service call: show up in the window, put the price in writing before any work starts, do the job by the book, leave the site clean, and stand behind it for a full year. If our repair fails inside 365 days, we come back and make it right at no charge. That’s the Done Right Promise, in writing, on every job. We put the price in writing before the first nail goes in.

Reed keeps a worn copy of every inspection report he has ever pulled. It’s a habit his father pushed on him: paperwork is the only part of a job that lasts longer than the concrete. That instinct carries into how we document Cover repairs. You get a written diagnosis, a written price, and a written record of what we did.

Common Cover ADU Problems We Fix in Dallas

  • Panel-to-panel seam gapping from slab heave. Dallas sits on expansive clay. When the soil under a Cover slab absorbs moisture after a dry stretch, it lifts. The panel seams open slightly, and that gap lets moisture into the steel frame channels. On Cover units with slab-on-grade foundations, this is the single most common issue we see. The fix usually involves re-leveling the affected section, re-fastening the panel connectors, and re-taping the seam with Cover-specified weather barrier. We repair framing rather than replace panels unless the steel itself is corroded.
  • Window and door flashing delamination along the south elevation. Cover’s factory flashing is well made, but the south wall of a Dallas ADU takes hours of direct summer sun day after day. The adhesive bond degrades, the flashing peels back, and afternoon thunderstorms wick water under the sill plates. You’ll see a faint stain line under a window or along a door threshold. We cut back the failed barrier, re-flash with a sloped metal pan, and re-tape with the specified product. On a Preston Hollow garage conversion, our tech found the original Cover S panel seam tape peeled back along the south wall, letting storms wick into the mineral wool. We cut back the barrier, re-taped the seams, and re-flashed the window sill with a sloped metal pan. The homeowner’s blower-door test six months later showed no panel leakage.
  • HVAC mini-split line sets kinking inside wall cavities. The factory routes line sets according to a standard plan, but when a Dallas site has plumbing in a slightly different position, the installer may have bent the copper too sharply. A kinked line set restricts refrigerant flow. In summer, the unit works harder, freezes up, or trips the breaker. We find this most often on Cover One-Bedroom and Two-Bedroom units where the mechanical closet shares a wall with a bathroom or kitchen plumbing chase. The repair means opening the wall, replacing the line set, and re-insulating the cavity.
  • Interior drywall fastener pops at panel joints. Cover’s steel studs expand and contract with temperature swings. In Dallas, with our wide daily temperature range in spring and fall, that thermal cycling loosens drywall screws at panel joints. You see a line of small bumps or cracks along a seam. It’s cosmetic, not structural, but it looks bad and it’s a sign that the building is flexing. We re-secure the drywall, re-tape the joint, and match the finish. If the pops are severe across multiple panels, we check the fastener torque on the underlying steel connections while we’re in there.
  • Foundation movement affecting door and window operation. A Cover unit placed on a slab that wasn’t fully stabilized for Dallas clay will settle unevenly. Doors start sticking, windows bind in their frames, and gaps open at the corners of the panel system. This is less about Cover’s build quality and more about site preparation. We assess the foundation and grading first, because no amount of panel adjustment fixes a slab that’s still moving. Site assessment is where our Cover service starts, not where it ends.

Cover Parts & Our Repair-vs-Replace Approach

A small deck outside a new ADU

For structural work on Cover ADUs, we use factory-sourced steel panel connectors and Cover’s specified weather barrier. These aren’t parts we substitute. The proprietary connectors are engineered for the panel system’s load paths, and the weather barrier is matched to the mineral wool insulation and steel framing. When factory parts are backordered, we’ll use high-quality aftermarket equivalents only for cosmetic or non-structural items: trim, hardware, a mini-split line set, a register. We won’t swap aftermarket steel connectors into a load-bearing panel joint.

We decide repair versus replace the way a tradesperson should: honestly and with the numbers in front of you. A section of corroded steel gets replaced. A panel with surface rust at a seam gets cut back, treated, re-sealed, and re-fastened. A cosmetic dent doesn’t need a new panel. Our written quote tells you which one applies to your situation and what each option costs. Call (903) 342-8977 and we’ll put it in writing.

Our Cover Service Process – Step by Step

  1. 1
Diagnosis and written price. A background-checked, uniformed tech walks the ADU, inspects the panels, seams, flashing, foundation, and mechanicals, and writes down what’s wrong. You get a line-item price in writing before any work begins. No exceptions.
  2. 2
Repair or install. We perform the work according to The Garrison Code: by the book, to current Dallas code, with permits pulled where required. For panel repairs, we match Cover’s fastener and tape specifications. For installs, we follow the factory assembly sequence and torque specs.
  3. 3
Testing and inspection. Before we leave, we test what we fixed. A seam repair gets a water test. A mini-split replacement gets charged and run through a full cycle. A panel re-torque gets checked with a torque wrench. If a city inspection is required, we schedule it and stay until it passes.
  4. 4
Written warranty. Every Cover repair and install comes with the 365-Day Done Right Promise in writing. That’s one full year. If the work fails inside that year, we return and correct it at no charge.

Reed’s crews have run Mesquite Cover service jobs and work across Oak Cliff to the edges of Lake Highlands. They know which joints, clips, and panel tolerances fail first in this climate. That’s the value of a local independent provider who works on Cover products week in and week out.
