ADU Before & After in Dallas, TX
Plans and renderings only tell part of the story. What actually matters is what shows up on your lot: a permitted structure, built square, finished on schedule. This gallery walks through real Dallas ADU and addition projects we’ve taken from unusable space to rent-ready square footage. The photos show the work; the captions explain what you’re looking at.

Lake Highlands Garage Conversion: From Storage to Studio ADU

The problem: a two-car garage in Lake Highlands that had become a dead zone of holiday bins and old furniture. The homeowner wanted a rentable studio, but the garage sat 9 inches below the house slab and lacked a bathroom rough-in. We lifted the floor elevation, brought plumbing across the lot, and framed out a 420-square-foot studio with a full bath and a kitchenette. The result: a permitted ADU that rents consistently, with James Hardie siding matching the main house.
North Oak Cliff Detached ADU: Backyard Slope, Solved

A 14% grade across the back lot in North Oak Cliff had scared off two other builders. The homeowner wanted a two-bedroom ADU for their aging parents, but the slope made a slab-on-grade impossible. We engineered a stepped foundation with a crawl space, ran drainage away from the structure, and built up with a modular platform from Dvele to cut framing time. The finished ADU sits level on a lot that most people said couldn’t hold one.
Richardson Room Addition: Primary Suite Over a Crawl Space

The house was a 1960s ranch with three bedrooms and one bath for a family of five. We tied a 380-square-foot primary suite onto the rear elevation, matched the existing brick, and framed the addition over a reinforced crawl space so the roofline didn’t look bolted on. The job required a plumbing upgrade back to the main line, which we caught during framing and fixed without a change order, because the price was already in writing. The family gained a bedroom, a walk-in closet, and a bathroom without moving.
East Dallas Garage Conversion: One-Car ADU with a Twist

A single-car garage in East Dallas, squeezed between the house and the property line, with a setback variance already denied once. We worked with the city to get the variance approved by documenting the hardship and matching the neighborhood character. The build itself was tight: a Boxabl unit wouldn’t fit the geometry, so we framed conventionally with a vaulted ceiling and a lofted sleeping area. The finished ADU adds 310 rentable square feet to a lot that was otherwise maxed out.
Far North Dallas Prefab ADU: Abodu Drop-In on a Flat Lot

Flat lots in Far North Dallas are the best candidates for prefab, but site prep is where prefab projects go wrong. We compacted the pad, set the foundation per Abodu’s spec, and ran utilities before the unit arrived on a truck. The crane set it in a single day, and our crew handled the tie-ins: electrical, water, sewer, and the connection to the main house panel. The homeowner went from bare grass to a finished one-bedroom ADU in under six weeks, permitted and inspection-cleared.
Garland Garage Conversion with a Slab Problem

When we pulled the rotted sill plates off this Garland garage, we found a slab with a 2-inch crack running across the middle. The homeowner had been told by another contractor that the slab was fine. It wasn’t. We brought in a structural repair to stitch the crack, added vapor barrier, and then framed the conversion on top. The ADU passed inspection without a note. That’s the difference between a builder who looks and one who guesses.
