James Hardie Garage Conversion ADU: The Dallas Owner’s Guide
If you’re converting a garage into an ADU in Dallas and the James Hardie siding or trim on that structure is failing, we stock and install the replacement materials you need. A typical James Hardie siding repair or replacement on a garage conversion runs $1,400 – $4,200 depending on how much of the wall is involved, and we can usually get it scheduled within a week. Most owners discover the problem the same way: a corner piece of trim pulls away after a spring storm, or a bottom row of lap siding starts swelling where the sprinkler has been hitting it for three years.

Which James Hardie Models This Applies To

This applies to the two products used on nearly every garage conversion in the Dallas market: HardiePlank lap siding (5/16″ thick, available in 4″ and 6″ exposures) and HardieTrim boards (4/4″ and 5/4″ thickness). Both are fiber cement, which means they do not rot the way wood does, but they have specific installation rules that get ignored constantly. The compatibility gotcha most owners hit: James Hardie requires a 1/4″ gap at all butt joints and corners, and when that gap is not left, the boards heat up in Texas sun and buckle at the seams. If you’re matching existing siding, pull a loose piece and check the back face. HardiePlank stamps the batch number and manufacturing date on the primed side of every board. That tells us which color-matched caulk and paint formula to use so the repair does not stand out like a patch.
Fielding ADU Dallas is an independent contractor, not affiliated with James Hardie. We install the genuine product because aftermarket fiber cement from other manufacturers has different expansion rates, and mixing brands on one wall is a call-back waiting to happen.
Signs Your James Hardie Garage Conversion ADU Is Failing
- Bottom edge swelling or crumbling. Fiber cement wicks water when it sits in contact with soil or concrete. On garage conversions, the bottom course often gets buried against the slab, and that constant moisture breaks the board down from the edge inward. The fix is cutting the bottom row up 2″ and flashing it properly.
- Gapping or buckling at butt joints. This is the installer’s error, not the material’s. HardiePlank expands and contracts with Dallas temperature swings, and without the required gap, boards press against each other and lift off the wall.
- Caulk lines cracked at window and door trim. James Hardie trim moves differently than the siding, and standard painter’s caulk fails within two seasons. The spec calls for an elastomeric sealant rated for fiber cement, something most original builders skip.
- Paint peeling in sheets, not patches. Fiber cement holds paint well only if it was primed on all six sides before install. A garage conversion done fast often gets field-cut ends that were never primed, and those raw edges let moisture behind the paint film.
- Nail heads visible and rusting below the surface. Hardie requires stainless or hot-dipped galvanized nails. Cheaper fasteners corrode in Dallas humidity and stain the siding from behind. By the time you see it on the face, the nail has lost most of its holding power.
Replacement Cost & What’s Included

Here’s what we write on every Dallas quote. No allowances, no “we’ll see when we open it up.”
- Single wall section (one dormer, one side, one gable): $1,400 – $2,800
- Trim and corner replacement around one opening: $450 – $900
- Full garage exterior re-side: $3,200 – $4,200
- Paint to match after install: $250 – $600 per wall
Every quote includes removal of the failed boards, disposal, new flashing where it’s missing, factory-specified fasteners, and color-matched caulk. Permit fees are separate and we itemize them on the written quote. You get the number in writing before any work starts, and it does not move. That’s the Garrison Standard, and it’s been the way we work since 2006.
DIY or Call Us?
You can check a few things safely with no risk: look for soil contact at the bottom course, check whether butt joints were left with the required gap, and look for caulk that has separated from the trim. What you should not do is remove and reinstall fiber cement yourself. The dust from cutting HardiePlank contains silica, and cutting it without proper containment puts fine particles through your entire garage. The boards are also heavy, awkward, and break cleanly at score lines only when you know the technique. If you’re replacing more than a single trim board, call (903) 342-8977 and we’ll put eyes on it. Estimates are free, and Reed Calloway runs every one of them personally.
FAQs

James Hardie siding should last 30 to 50 years in the Dallas climate when installed to spec and painted every 10 to 15 years. The failures we see at year five or seven are almost always installation errors: missing joints gaps, ground contact, or unprimed field cuts. Call (903) 342-8977 if you want us to look at what went wrong on your wall.
Yes, we repair isolated sections all the time. If the substrate behind the siding is dry and the failed area is less than about 30% of the wall, replacing individual boards and spot-painting is the right call. If more than a third of the wall is compromised, a full re-side is usually cheaper per square foot than patching. We’ll show you both numbers on the written quote.
A single wall section typically takes one to two days, including removal, flashing work, new siding, and paint. A full garage exterior takes three to four days. We schedule the crew, show up in uniform, and keep the site clean at the end of each day.
We keep the most common Dallas profiles in inventory at our shop: 4″ and 6″ HardiePlank lap, 4/4″ smooth trim, and color-matched flashing in the standard shades. If you have a color or profile we don’t stock, we order it same-week from our Dallas supplier. We also work regularly with Abodu, Cover, and Dvele panels on prefab garage conversion projects, so we understand how those systems tie into James Hardie trim.
If your garage conversion has siding that’s swelling, buckling, or pulling away from the wall, don’t wait until water gets into the framing and doubles the job. Call (903) 342-8977 and we’ll schedule the free estimate. We put the price in writing before the first nail goes in.
