Tuff Shed Junior ADU Conversion: The Dallas Owner’s Guide

We stock and install Tuff Shed-compatible junior ADU conversion parts in Dallas, with most installed conversions running $2,800 to $6,400 depending on your shed’s size, current condition, and the finish level you’re after. If your Tuff Shed has a failed floor system, wall framing that’s pulled away from the base plates, or roof trusses that have started to sag under Dallas heat and humidity, we can typically get the parts matched and the repair underway within a week of your call. Most owners discover the problem when a door stops latching square or a corner of the floor starts to feel soft underfoot.

Which Tuff Shed Models This Applies To

A small deck outside a new ADU

Tuff Shed builds their structures on a few consistent platform sizes, which helps when it’s time to convert one into a junior ADU here in Dallas. The Premier Pro and Premier Ranch series are the two lines we see most often in North Texas backyards, and both use the same basic floor-panel system: 2×4 joists at 16 inches on center, pressure-treated bottom plates, and 5/8-inch or 3/4-inch OSB decking depending on the year the shed was built. If your shed has a model tag on the inside of the door frame, that tag gives us the build date and the exact floor kit spec, which matters because Tuff Shed changed their roof-pitch hardware subtlely around 2018. Older units from before that change need a different set of wall-to-tie-beam brackets than what the current aftermarket kits include.

On parts, there’s a real decision between OEM Tuff Shed components and quality aftermarket equivalents. The OEM floor panels and framing brackets are drilled to match the original hole pattern, which saves labor on install day. Aftermarket brackets from Simpson Strong-Tie work just as well structurally and sometimes cost 20 to 30 percent less, but they need field-drilling to line up with the existing frame. We keep both on hand and tell you which one makes sense for your unit before you spend a dollar.

Signs Your Tuff Shed Junior ADU Conversion Is Failing

  • Soft or spongy floor near the door or under the AC unit. This is almost always moisture getting into the OSB decking from a failed sill seal or a gap in the bottom-plate flashing. Dallas rain runs hard and fast through clay soil, and pooled water against the shed’s foundation edge wicks up faster than most owners expect.
  • Doors that used to latch now rub or swing on their own. The wall framing has shifted relative to the floor, which means the tie-down brackets or the rim-joist connection has loosened. Heat cycling in Dallas summers expands and contracts the metal hardware enough to work fasteners loose over three to five years.
  • Visible gap between the wall bottom plate and the floor deck. This is the one we see most after wind events. The corner brackets or base-plate anchors have pulled, and the wall is no longer carrying load through the floor system like it should.
  • Roof sagging between trusses or cracking at the ridge seam. Tuff Shed roof systems are built light to keep the price down, and a decade of Dallas sun on asphalt shingles or metal panels will dry out the ridge cap and let water into the top plates. Once the top plate softens, the roof line follows.
  • Floor bounce when you walk across the center of the shed. That’s a joist-span issue. Some Tuff Shed models sold before 2016 used 24-inch joist spacing on the wider floor kits, and those floors were never rated for the point loads that come with a bathroom or kitchenette conversion.

Replacement Cost & What’s Included

The living room inside a new ADU

In Dallas, a junior ADU conversion on an existing Tuff Shed runs $2,800 to $6,400 installed. The spread comes down to three things: shed condition, panel grade, and whether we’re replacing or just reinforcing. If the floor is still solid and we only need to add blocking, a moisture barrier, and new pressure-treated bottom plates, you’re at the low end. If the decking has delaminated and the rim joists have started to rot from the sill up, you’re at the high end because we’re pulling the walls, replacing the floor system, and resetting everything square before the conversion parts go in.

Every quote includes the parts, the labor, the fasteners and flashing, and the written line-item price before the first nail goes in. The number you approve is the number on the final invoice. And this work is covered by the Garrison Standard: a written one-year guarantee on the conversion. If something fails inside that year, we come back and make it right at no charge.

DIY or Call Us?

You can check a few things yourself. Walk the floor and mark any soft spots with tape. Look for daylight under the bottom plates. Pull the threshold strip and see if the floor deck edge is dark or crumbling. Those are the diagnostic steps that tell us what we’re walking into, and they cost you nothing but ten minutes.

What you should not do is start lifting walls or cutting out floor sections without the floor system locked down. A Tuff Shed wall panel weighs more than it looks like it does, and once you unbolt the corner brackets, the whole wall loses its lateral connection to the building. We’ve reset more than one shed that a homeowner tried to jack up with a car jack and a 2×4. If the floor has moved or the walls are out of square, call (903) 342-8977 and let us look at it. The estimate is free, and you’ll know the real number before you decide anything.
