How Fielding ADU Dallas Was Born in Dallas

When we opened the Dallas branch, we already knew what North Texas homeowners were up against. The calls coming into our office told the story: people who’d paid deposits to contractors who stopped answering, families waiting nine months for a permit that should have taken six weeks, homeowners in Carrollton and Mesquite standing in half-finished additions wondering if anyone would ever come back. The ADU market in Dallas had a credibility problem, and it wasn’t because there wasn’t demand. It was because too many operators treated a home addition like a side hustle.

Reed Calloway, who leads our Dallas team, had watched this pattern from inside the trade for over a decade. He’d been called out to fix work that never should have passed inspection, in homes where the framing was square but the paperwork wasn’t, and in homes where neither was. What bothered him most wasn’t the bad work itself. It was the surprise. Homeowners who’d been promised one thing and handed another, always with a new price attached. When Fielding ADU Builders decided Dallas needed a branch that ran on written pricing, real permits, and a one-year guarantee in writing, Reed was the obvious person to lead it. That’s the standard the whole Garrison Partners family works to, and it’s the standard we bring to every Dallas job site.

Reed Calloway’s Personal Connection to the ADU Trade

Reed Calloway started in residential construction when framing was still done with a level, a chalk line, and a skeptical eye. He remembers the smell of fresh-sawn lumber in a hot Texas summer, the way sweat and sawdust mix on the back of your neck, and the particular satisfaction of snapping a line across a slab and seeing it stay true. Ten years into the trade, he’d worked on enough additions to know that an ADU isn’t just a small house. It’s a promise someone makes to their family: space for an aging parent, rent income that changes a budget, a quiet place for a grown child to land. When the work is sloppy, that promise breaks in ways that cost real money and real trust.

What gets him out of bed now isn’t just the craft. It’s the moment of standing with a homeowner on a finished slab, looking at a foundation that’s level to an eighth of an inch, and knowing the hard part that nobody sees was done right: the permits pulled before the first shovel, the rough-in inspected before the drywall closed it up, the written price that never moved after the first day. He’d tell you the trade nearly lost him once, early on, watching crews walk away from jobs they’d botched because the money was already spent. He stayed because he believed the work itself could be honest if the people running the job insisted on it. That’s the job he does now. If he weren’t doing this, he’d probably still be swinging a hammer somewhere, but he’d be doing it for himself, on his own time, with no one to answer to. Instead he answers to every homeowner whose name is on the permit.

Meet Reed Calloway – The Person Behind Every Job

Reed Calloway is the Owner & Founder of the Dallas branch. He came up through the trades the old way: apprentice first, then journeyman, then lead, then the person who signs the front of the check. He’s had a framing hammer in his hand in every season North Texas has to offer, and he’s rebuilt enough rotted sills and out-of-square walls to know exactly what corners get cut when nobody’s watching. His training is in residential construction and project leadership, and his certifications are the ones the state requires, kept current because the job is keeping them current.

What separates him from a franchise technician is simple: he lives in the service area. The traffic on I-635 isn’t an abstraction to him. He knows that clay soil in Farmers Branch moves differently than the black gumbo in Seagoville, and that a foundation detail that works in Coppell may not be right for a lot in DeSoto. He keeps a pencil in his truck and a notebook with more sketches than words. And he answers for the work personally. If something isn’t right, the fix goes through him, not through a corporate ticket. That’s a promise he’s comfortable making to every homeowner in Dallas who lets us build for them.

Our Promise to Dallas Homeowners

We put the price in writing before any work starts, and that price doesn’t move at the door. That policy exists because Reed has seen too many Dallas homeowners handed a low verbal number and a different contract. When the scope changes, we write the change down, agree on it, and sign it before we touch it. There’s no surprise invoice at the end.

We build by the book. That means permits pulled, inspections scheduled, and work done to code the first time. It also means we don’t hide behind jargon. When we talk about sheathing, flashing, or setbacks, we explain what each one is in plain words so you know what you’re paying for and why it matters. And we stand behind the finished job. Every Fielding ADU Dallas project is covered by The Garrison Standard, which guarantees the work in writing for a full year. If it fails in that year, we come back and make it right at no charge.

Our Credentials

Every pro working under the Fielding ADU Dallas name is required to hold the license and insurance their state requires. We’re insured and bonded, and we carry the coverage a homeowner should expect before letting any crew onto their property. The Dallas branch operates under the standards set by Fielding ADU Builders, a Garrison Partners company, which means the brand’s discipline travels with every job: written pricing, clean job sites, and work that passes inspection.

Why does that matter to you? Because licensing means someone besides us checks the work. Insurance means you’re protected if something goes wrong on your property. Bonding means there’s a backstop if obligations aren’t met. And the Garrison Standard means we’ve put the guarantee in writing, on paper, with our name on it. That’s the whole point.

Rooted in Dallas

Our Dallas branch serves the neighborhoods where our clients actually live: Far North Dallas, Irving, Mesquite, Grapevine, Carrollton, DeSoto, Coppell, Farmers Branch, Sachse, Seagoville, and Glenn Heights. We know the difference between a Plano school district boundary and a Dallas County permitting office. We know the drive times, the soil reports, and the inspectors. We’re not pretending to be from every town. We’re a Dallas branch, run by a Dallas team, working to a standard set by a company that’s been in this business since 2006.
